Tile area = project area
Tile face area = tile length × tile width ÷ 144
Tiles = tile area ÷ tile face area
Spacers to buy = tiles × spacers per tile × (1 + waste %)
Bags = spacers to buy ÷ spacers per bag
Sample takeoff
A 120 ft² floor with 12 × 24 in tile, 4 spacers per tile, 10% waste, and 250 spacers per bag needs 2 bags and about 264 spacers for about 60 tiles.
